Description of the Country Home
LOCATION: This well-groomed ranch is located 5 miles south of Garven Store (gas, snacks, and beer), 20 miles north of Leakey (Frio River, feed/supplies, grocery store), 45 miles west of Kerrville (good hospital, restaurants, big box stores, private airport), and 1.5 hrs NW of San Antonio. US Hwy 83 comprises the western boundary and SH 39 partially borders on the south, with total paved frontage being approximately 2 miles.

This ranch lies along the southern edge of the Divide country of the Edwards Plateau. Dubbed as such due to its function as a dividing line for rainfall runoff into various river basins, the area has long been known as a hearty ranching and hunting country, and is presently made up of working ranches and recreational game ranches. Immediate neighbors range from 500 to 4,000 acres in size and are predominantly high fenced and well maintained.

WATER: Water on the property is provided by six working water wells, at depths ranging from 350 to 400 ft deep. Two windmills, four generator powered submersibles, and one electric submersible provide superior groundwater distribution throughout the ranch and for additional information on area groundwater, contact the Headwaters Groundwater Conservation District online.

LAND: Quintessential Divide ranch best describes this property. With its gently sloping hills, shin oak/live oak motts and cedar interspersed, the ranch is a tasteful mix of open savannah with moderately heavy cover, providing excellent habitat for game as well as adequate range for livestock. The ranch has been under a clearing program since 2003 with much cedar being selectively removed and some remaining as a buffer along the highway and exterior fencelines, as well as for scattered cover throughout the ranch. The slopes drain largely to the north and east, with a low point in elevation near the northeast corner catching over 2,600 acres of area drainage and providing for a possible solid tank site.

Soils consist largely of the mineralrich Tarrant-Eckrant Association, a stony clay soil typically found on plains region of the Edwards Plateau, producing a variety of native grasses, woody plants, and sought-after forbs. The ranch is able to support a variety of game, with a quality whitetail deer population including bucks found from the 130s to the 150s B&C, and larger on occasion. Axis and blackbuck antelope are found in sustainable, yet not over burdening numbers, with axis bucks nearing the 35 mark and blackbuck of trophy caliber as well. Turkey, dove, songbirds, and varmints also abound, and the range is rated good for livestock, with stocking rates typically around 30 acres/animal unit.

IMPROVEMENTS: Over 7 miles of well maintained, paved roads run through the ranch, providing all-weather access across the entire property. A secondary road system, good water system and 8 perimeter fence round out the list, offering a new owner a first rate infrastructure while retaining the ability to choose location and design for the lodge of their taste.

FINANCIAL/TITLE: $2,250/ac, cash to Seller, who will provide current survey and basic title insurance at closing. Seller will convey all owned minerals, and the ranch is subject to sensible restrictions, including no division into tracts less than 400 acres in size. There is electricity along the SW boundary and a service line near the SE line, as well as a phone line running along the western boundary. The ranch is located in the Divide ISD, and the 2010 ag-rate taxes are estimated to be $3,600.
