Lyons Valley Ranch
Wind River Mountains
LOCATION: The ranch headquarters are 7 miles southeast of Lander, Wyoming on
the Little Pogo Agie (pronounced paposhia) River. Lander is half way between
Jackson and Casper on the southeast end of the Wind River Range.
DESCRIPTION: The headquarters has two homes, ranch wintering facilities, irrigated
feed base, and early spring pasture. The Little Pogo Agie River flows through the ranch
for about 1 mile. Lander is 3 miles west as the crow flies. The paved Lyons Valley
Road bisects the headquarters.
LOCATION: The summer range is about 40 miles southwest of Lander, just east of the
continental divide. The Sweetwater River forms the 20+ mile west boundary. The
Bridger and Shoshone National Forests of the Wind River Mountain Range are the north
neighbors. The historic Oregon Trail, today remade into Highway 28, forms the south
east side of the triangle.
DESCRIPTION: The summer range is -1 mile east of the continental divide beneath
the 13,192 ft Wind River Peak, Wyomings second highest mountain. Thousands of
acres of high mountain meadows, sagebrush flats, and timbered ridges are dissected by
miles of Gold, Jack, Mill, and Fish Creeks, and the Sweetwater, East Sweetwater, and
Little Sweetwater Rivers
ACREAGE: The summer range has 2,956 deeded acres, 2,127 acres in State leases, and
about 20,000 BLM acres. There is also a 259 AUM allotment in the adjacent Bridger
National Forest. The Jack Ranch is an original deeded part of the summer range.
EASEMENTS: There are no conservation easements on the property. There are no
public easements on the deeded land of the summer range.
One side has not beengrazed for decades.
The ranch has grazed its side for 40 years. Which is which????? The owner has very meticulously ranched the Lyons Valley Ranch for generations.
On a 900 deeded acre block, the ranch recently built a 24 X 28 cabin, with a deck,
kitchen, living room, dining room, 2 bedrooms, bath w septic, well, and a Bosch ondemand gas water heater. The cabin has electricity powered from solar panels and a
wind generator. Gold Creek flows nearby on deeded land.
HUNTING: Two owner elk tags are granted. Antelope are prolific, and mule deer are rebuilding. By controlling predators, and managing the grass, wildlife has flourished this past century. The antelope are regarded by Wyoming State as one of the most prolific herds in the state. Elk prefer the regrowth after the cattle clip the coarse, first clip of grass.
Large bull elk are harvested.
FISHING: The 20-24 miles of Sweetwater River, 5+ miles of the East Sweetwater
River, 1 mile of the Little Sweetwater River, and 5+ miles of Gold Creek provide
endless trout fishing.
The ranch has deeded land on the Sweetwater River
About 100 acres are flood irrigated from Pike Creek using the Riniker Ditch.

The ranch traditionally puts up 700-900 ton of hay, which supplies their needs.
WATER: The ranch has 584 shares in the Taylor Ditch with 1907 water rights. This water is for the northern part of the headquarters, and usually provides for 2 cuttings and fall grazing. The Taylor Ditch costs about $1-2/ share.
The southeastern part of the headquarters pumps directly out of the Little Popo Agie
River. Water rights date back to 1886. The hay meadows are corrugated, and flood irrigated using gated pipe
IMPROVEMENTS: The ranch has 4 sets of steel corrals, a ranch feedlot for the calves,
excellent calving barn, and working facilities.
Lyons Valley Ranch runs 400+ mother cows plus replacement heifers. Calving is the end
of January and February, and calves are weaned the end of October at 600 lbs. The steer
calves are back grounded until the end of November. All the heifer calves are fed in the
feedlot until spring.
A quality herd of registered Angus cows are bred AI and maintained. Bull calves are
kept and used in the commercial herd.
Cattle are trucked about 40 miles to the summer range June 1. By October 26, the cattle
are gathered into the 900+ acres of fenced, deeded land. A very large working corral
serves to wean the calves and PG the cows. Cows are usually 96-97% bred. The 100
acres irrigated from Pine Creek help sustain the cows for a couple weeks before they are
then trucked to the headquarters.
Along the brush of the Little Pogo Agie River, the ranch headquarters have a terrific population of pheasants.
Water for the center pivot is drawn from a short canal leading from the river. The river provides cheap, dependable water for irrigation. Nesting and winter cover for pheasants has successfully populated the ranch.
The beautiful 3,000 sq ft main home has four bedrooms, 2 baths, laundry room, Rinnai on-demand water heater, his and her offices, rock fireplace, partial basement that is finished, hot tub, 18 X 33 summer pool, and outdoor landscaping with underground sprinklers and a waterfall.
At the main ranch facilities, there is a second home with 3 bedrooms and 2 baths on 2
levels. The home has no basement, and is heated by propane.
A doublewide home, off the ranch, but adjacent to it, may be available.
Possibly the most enjoyable of any of the ranch improvements, is a simple campfire,
beneath the bright starlight of the clear, high altitude night sky.
MINERALS: All minerals owned by the Seller transfer to the Buyer. The Seller may own 1/4-1/2 the minerals.
ELEVATION: Headquarters: 5,175-5,780 ft Gold Creek Allotment: 7,430-8,580 ft
RE TAXES: $7,000 +/-
